## How to read these reports

### Median sold price

The middle sale price for the month. Half the homes sold for more and half for less. It can swing in small markets, so look at the trend.

### Months of inventory

How long the current listings would take to sell at today's pace. It's the clearest single signal of who has the upper hand, buyers or sellers.

### Days on market & sale-to-list

How fast homes sell and how close to asking price. Rising days on market usually means more room to negotiate.
